The selected property allows staff members to arrive by bicycle
as weather permits, and bicycle parking awaits them at the studio’s porches. While the original structure relied heavily on constant air conditioning to
keep it comfortable, the team looked to the Living Building Challenge for sustainable
design strategies. For years, the firm had been operating in a leased space in
downtown Phoenix.

Our “architecture for everyone” philosophy gave all of our staff a high-quality working environment, making comfortable work spaces and shaded outdoor areas for breaks and team use. True to our values, we worked collectively to develop the program and realize the design concept. We developed a parti that looked to the Living Building Challenge for sustainable design strategies. A scrim of kebonized wood fins surrounds the structure on three sides, reducing heat gain and glare, and the fourth side is shaded by a tall hedge planted close to the building. The building layout places staff areas away from the glare and heat of west-facing windows. Xero Studio Office Remodel

Because the existing building at the new property in Arcadia was inherently energy inefficient, the designers developed a parti that looked to Living Building Challenge for sustainable design strategies. They also aimed to enhance the culture of team-oriented, egalitarian structure, and minimize drawbacks of open offices. After stripping the building down to its shell and reusing most
of the existing masonry, the team carefully recycled as much of the building
material as possible.

Given how car-dominated the urban experience of Phoenix is, we wanted to create a caesura, a rest that provides separation and makes the whole more apparent. Matching the values of its architecture practice, where
regenerative bioclimatic design and social equity are at the forefront, this
architecture studio replaces an undistinguished and inefficient dentist office
in Phoenix. We demolished down to the building shell, reusing most of the masonry and overseeing the recycling of all building materials to the greatest possible extent. A set of skylights works in tandem with the building’s doors to provide natural ventilation for nine months out of the year and night flushing by creating a chimney effect. Operable skylights and windows circulate cool air toward work areas and flush hot air out of the roof. We embarked in depth on how to apply the net-zero water principles of the Living Building Challenge to our site, working with manufacturers and local permitting staff on the black water reuse system. The sculptural form of the louver structure elicits a push-pull with the grounds and the streetscape that is emblematic of our architectural philosophy of heightening appreciation of our context.

The project raised the walls to 15 feet high, boosting
acoustics and comfort. A set of skylights works in concert with the office’s
front doors to create a chimney effect and provide natural ventilation for the
majority of the year. The team is piloting a system that converts black water to
potable to achieve net-zero water, while photovoltaics net out its energy use. In this project, the firm’s ethos of architecture for everyone
considers the well-being of its staff just as carefully as the betterment of
the public realm. Ample gathering space is available for staff meals and to
build camaraderie, and the studio’s porches help deliver nature to the work
environment. The building’s sculptural form elicits a push-pull with the
grounds and street, highlighting the firm’s architectural philosophies.
